Real Estate & Property Non-Executive Recruitment
Property is a cyclical, capital-intensive and increasingly regulated sector, and its boards need non-executives who understand all three characteristics. Whether the business is a REIT, a housebuilder, a commercial developer, a property fund or a build-to-rent operator, the board must govern significant leverage, long development timelines, planning and environmental risk, and the growing weight of building-safety and sustainability regulation. A Non-Executive Director with genuine real estate experience gives the board the credibility to oversee these risks rather than rely on management’s assurances.
NED Capital places Non-Executive Directors and Chairs into real estate and property businesses across the UK, from listed REITs and housebuilders to privately owned developers, funds and social-housing providers. Every candidate is assessed on both sector credibility and boardroom effectiveness, and every search is led personally by Adrian Lawrence FCA. Boards often pair this with our core non-executive director recruitment service.
What Real Estate Boards Require
Capital, leverage and cycle judgement
Property businesses run on debt and are exposed to interest-rate and valuation cycles. Non-executives must be able to interrogate gearing, covenant headroom, valuation assumptions and development funding, and bring the judgement of directors who have governed through a downturn as well as a boom. A finance-qualified NED is highly valued for chairing the audit function in this context.
Development, planning and building safety
Long development pipelines carry planning, construction and now significant building-safety risk. Since the introduction of the Building Safety Act and the strengthened role of the Building Safety Regulator, boards carry direct accountability for building safety that did not exist a decade ago. Directors with development and construction governance experience are increasingly essential.
Sustainability and ESG
Real estate sits at the centre of the net-zero transition. Energy performance, embodied carbon, retrofit obligations and sustainability reporting are now board-level governance issues, and non-executives with ESG credibility in a property context help boards move from policy to measurable progress.
The Profiles We Represent
Our real estate network includes former chief executives and finance directors of REITs, housebuilders and developers; investment and fund-management leaders from institutional property funds; social-housing and registered-provider executives who understand the regulatory framework of the Regulator of Social Housing; and planning, development and construction specialists. Many hold non-executive roles on listed, private and registered-provider boards and understand the distinct governance demands of each. For social-housing boards specifically, our housing association board member search service applies the additional regulatory lens that sector requires.
Our Approach
We begin with the board’s specific need — the sub-sector, the point in the cycle, the regulatory context and the capability gap on the board — and assess candidates against that brief rather than a generic template: capital and cycle judgement, development and safety governance, sustainability credibility, and the independence and boardroom behaviour that make a non-executive effective. We operate in line with the voluntary code of conduct for executive search firms.
About the Founder
NED Capital was founded by Adrian Lawrence FCA, a Fellow of the ICAEW with over 25 years working with boards, investors and business owners across the UK. Adrian holds an ICAEW practising certificate and read for a BSc at Queen Mary College, University of London. Adrian has placed non-executive directors into real estate and property businesses navigating the sector’s distinctive combination of capital intensity, cyclicality and rising regulation. Property boards need NEDs who can interrogate leverage and valuation assumptions, oversee long development pipelines and building-safety obligations, and govern the sustainability transition that now sits at the heart of the sector. As a chartered accountant, Adrian brings a direct grounding in the financial stewardship and covenant discipline these boards demand, and NED Capital’s network spans listed REITs, housebuilders, developers, property funds and registered social-housing providers. He personally leads NED Capital’s search mandates.
“NED Capital understood exactly the balance of financial credibility and independent judgement we needed at board level. Adrian led the search personally, and the director we appointed has strengthened our governance from the first meeting.”
